Renovation Design & Action Plans
Every renovation project should start with a customised Renovation Design & Action Plan. Our Action Plans are designed to suit your circumstances, property, and goals; and should be the very first step in your renovation journey.
Contact us now for an initial discussion or to arrange a consultation meeting at the property you want to renovate. We will step you through a Comprehensive Project Profile to fully understand what you want to achieve and why.
We’ll then tailor a solution depending on your circumstances, budget and goals. The solution may be in the form of a Renovation Action Plan, an Rejuvenation Plan, or an Offsite Renovation Plan. See below for a description of each plan.
Renovation Action Plans
Our Renovation Action Plans are individually designed to be customised step-by-step guides that you, as property owners, can follow to complete your renovation project, from concept to completion.
The Action Plan will answer questions such as why undertake the renovation, what to renovate, what to leave as is, what you need to buy, where to buy it, who you need to help, where to find them, how to do each step, when to do each step, how much it will cost, how long it will take, and what the outcome is likely to be. Click here to see an example of a typical Action Plan.
The Action Plan is tailored to suit the specific property to be renovated and what you want to achieve by undertaking the project. An Action Plan usually applies when the renovation budget is greater than $15,000. For projects that include structural additions and extensions, the Action Plan is an absolute must!
You can use the Action Plan to manage the implementation of its recommendations yourselves (if you have the time, experience and inclination), or engage Renovation Concepts to manage the project on your behalf – see Project Management for more information.
A typical Renovation Action Plan will include:
- Property Report – historical and current
- Renovation Project Brief – goals, project elements, priorities, overall budget and timeframe
- Preliminary Planning
- Critical Path – schedule, project element timeline
- Individual Project Element Breakdown – existing, proposed changes, shopping list, budget
- Summary of Professional Trades & Services Required – includes estimate of costs
- Renovation Project Overall Budget Breakdown
- Next Step Recommendations – includes Renovation Concepts Services
- Tips & Tricks
- Frequently Asked Questions
Designed especially for investors, we will plan the rejuvenation of a property for the specific purpose of maximising the selling price on completion.
This service is different to the Renovation Action Plan because it excludes full Kitchen and wet area makeovers, garden makeovers, repositioning of rooms, or other structural elements and additions.
The Rejuvenation Plan service covers basic, fast and low-cost methods of refreshing a property before you list the property for sale. This service usually applies when the renovation budget is less than $15,000.
You can use the Rejuvenation Plan to manage the implementation of its recommendations yourselves (if you have the time and inclination), or engage Renovation Concepts to manage the project on your behalf – see Rejuvenation Management for more information.
The Rejuvenation Plan service offers:
- Initial Site Inspection
- Breakdown of Elements to Rejuvenate/Refresh including Property Styling Recommendations
- Research of and Recommendations for Suppliers/Services/Trades Including Price Estimates
- Budget to Implement Recommendations
- Summary of Likely Outcomes
Offsite Renovation Plans
For property owners living outside of Perth, or for investors not willing to disturb tenants, we understand it is not always possible to meet at and inspect the property you want to renovate. We offer a service to help you in the form of a tailored Offsite Renovation Plan.
We will ask you to gather as much information as possible about the property in question. The information should include as many photographs as you have access to, recent property condition reports provided by your Property Manager, building or floor plans (or at least a hand-drawn layout), and a detailed summary of the property features.
The information you provide will be used as the basis for us to prepare an Offsite Plan. The Plan will cover general recommendations and suggestions for your entire property. We’ll guide you on what to renovate, what to keep, colours to use, style of accessories/fixtures/fittings, lighting, flooring, window treatments, and a myriad of other suggestions relevant for your property.
The Offsite Plan is similar to the Investor Rejuvenation Plan, but also considers where full makeovers and structural elements should be considered, and covers our ideas and recommendations for those.
Property owners from suburbs all over Perth trust us for their renovations plans, including South Perth, Victoria Park, Mount Pleasant, Cottesloe, Fremantle, Mount Lawley, Leederville, Mount Hawthorn and Subiaco.
